GENERAL:

• Must be a skilled craftsman with full knowledge of all aspects of residential building, including ground-up construction and additions
• Must be willing to work with tools, assist employees, and perform physical construction tasks
• Understand a project completely, and always refer to its contracted scope and Change Orders
• Keep a pulse on task schedules and how they fit into the overall project schedule
• Create a Schedule with MS Project or equal, and coordinate with Office (Owner and General Manager)
• Take notes and update files on shared Google Drive
• Complete project on time and within contracted budget, coordinating all extras and change orders with
• Office before finalizing with client
• Review shop drawings with Office to develop best approach to a job
• Maintain a job binder for each project that can be referenced at any time
• Turn receipts and invoices in to office for processing daily
• Maintain a safe work environment and monitor compliance with building and safety codes

MANAGE EMPLOYEES:

• Coordinate with Office on employee needs and scheduling
• Explain their daily tasks with clear instructions
• Keep them on-task and focused
• Enforce worksite etiquette policies (such as phones used only during lunch or emergencies)
• Enforce usage of safety equipment
• Enforce a strict cleaning policy throughout the day and at the end of each day
• Notify office if an employee is no longer needed on-site so he/she can be relocated to another jobsite

MANAGE SUBCONTRACTORS:

• Ensure their materials are organized and ready for them
• Ensure the work is completed as contracted
• Check their work throughout the task, making sure any concerns are addressed
• Have a “walk-through” before they complete a job, with a plan to move forward

MANAGE SUPPLIES AND PRODUCT ORDERS:

• Coordinate supplies and product orders with Office
• Schedule supply deliveries in conjunction with project schedule
• Track supply expenses to compare actual order costs in comparison to contracted allowances
• Purchase materials from quotes, getting/arranging delivery to job sites in advance of need

REGULAR REPORTING & MEETING WITH OFFICE:

• Progress updates weekly
• Delays or problems when discovered
• Interaction with client when occurred (no matter how small)
• Real or potential changes to scope when discovered
• Inform the office of any injuries that occur
• Address emergency changes/situations as appropriate, reporting all to Office immediately

CLIENT INTERACTION:

• Keep unplanned visits brief and courteous
• Answer basic questions with facts and put their mind at ease (never offer speculation)
• Defer detailed, business, or change topics to scheduled project meetings where Office is present with client and Project Manager
• Be able to respond to emergencies that may arise on jobsites at late/early hours

Job Type: Full-time

Pay: $80,000.00 - $100,000.00 per year
