JOB DESCRIPTION

PROJECT MANAGER – REAL ESTATE DEVELOPMENT

Summary:
To provide Project Management for all phases of commercial (hospitality, Class A office and retail) and multi-family construction and development projects. The successful candidate will be tasked with duties ranging from large and small construction project buyout, contracting, budgeting/estimating and other activities in support of senior management. The Project Manager will support the Senior Manager team on a daily basis.

Project Management Duties:

  • Provides owner rep services for the development of plans and specifications.
  • Is responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses.
  • Tracks and controls construction schedule and associated costs to achieve completion of projects within budget and on schedule.
  • Reports to owner, architects and portfolio managers on progress and any necessary modifications of plans and specs.
  • Accurately tracks project costs.
  • Generates and issues regular internal and external project reporting.
  • Proactively identifies changes in project scope and ensures appropriate measures are taken.
  • Predicts changes in scope and revenue.
  • Administers Submittal Review process between Subcontractors/Suppliers and the design team.
  • Manages small tenant improvement and repair projects

Project Knowledge

  • Coordinates with management and design team to organize, answer, and respond to subcontractor bid questions
  • Develops RFI's and clarification documents
  • Performs a comprehensive "bid day" analysis and scoping of specific assigned trades
  • Creates bid lists that fit scope of job

Bid Administration

  • Prepares and maintains status of plan reproduction
  • Solicits and maintains communication with contractors, subcontractors and suppliers/vendors
  • Prepares contractor and/or subcontractor bid packages
  • Transmits addenda and other bid information to contractors and suppliers
  • Ensures the proper coverage from subcontractors and suppliers on bid day
  • Submits budgets and estimates needed by the bid deadline

Project Award

  • Properly turns over bid documents and sub buyout information to senior management in an organized manner and within timeframes required by management and/or supervisor
  • Reviews drawings with Project Management team and highlights areas of concern
  • Reviews job cost with Project Management team and highlights any contractor or vendors that still need to be awarded
  • Completes project kick-off form to ensure compliance

Buyout (Contractor, Vendor, etc.)

  • Thoroughly checks requirements to purchase the proper scope
  • Prepares contracts in a timely manner
  • Timely issues purchase orders as directed by Senior PM and obtains ship / delivery date confirmations
  • Ensures that contractors, vendors and suppliers are aware of (and commit to) the project schedule

Compensation:

Salary will be commensurate with experience and educational attainment.

Starting salary range: $55,000 - $70,000

Knowledge, Skills and Abilities:

  • Strong written and oral communication, interpersonal and negotiating skills
  • Excellent computer skills with an emphasis on Microsoft Office, Microsoft Project, Bluebeam and similar Project Management software tools
  • Detail oriented and capable of managing priorities

Education and/or Experience:

A Bachelor’s degree in Construction Management, Building Science, Civil Engineering or similar field is required. Internships and Co-Op experience highly preferred.

Working Conditions:

  • Work in an office and field environment
  • Must be able to lift 100 pounds
  • Must be able to sustain posture in a seated position for prolong periods of time
  • Extended hours may be required to meet project deadlines
  • Dexterity of hands and fingers to operate a computer keyboard, mouse and other business machines

Job Type: Full-time

Pay: $55,000.00 - $70,000.00 per year
